Regulation.

Piano regulation normally requires a few hours to complete if the instrument is already in a reasonable state of service.

Some factors determining the time duration for regulation can be the age, quality and condition of the piano action, also it's past use and amount of time since the last regulation took place . Regulation is, basically, making adjustments to the piano action. Just like a car, with time and use, parts wear and benefit from adjustments and servicing.
